Starting a new project here in the Atlanta area may provide a sense of excitement, but it also provides numerous tasks and potential obstacles that require attention. For instance, zoning issues can be particularly tricky to deal with, especially if a request to rezone the property is contemplated. Issues could arise that may stall or even stop a project before it even has a chance to get off the ground.

Many new developments in Georgia encounter zoning issues

Over the years, many industrial businesses have gone out of business here in Georgia just as they do everywhere else. Sometimes, those properties stay empty for years until a developer comes along and wants to make use of the land. Unless the developer uses the property for its original zoning purpose, the new project will more than likely encounter some zoning issues.

A delicate balance is needed in land-use planning

Some areas of Georgia need to continue to grow and expand. This requires municipal authorities to determine how to best use the available land in order to accommodate growth and preserve the environment. A great deal of land\-use planning requires a balance of these two needs.

Have zoning issues stifled growth in Georgia residential areas?

Before the housing market crashed, numerous developers throughout Georgia bought up large tracts of land on which to build houses. Now, in the aftermath of recession, many of those acres remain undeveloped because the housing projects could not be finished, which leaves the homeowners living in those developments with the entire tax burden for the area. Elba Island LNG facility expansion

This past June, energy company Kinder Morgan reported that the Elba Liquefaction Project had received approval from the Federal Energy Regulatory Commission. In obtaining permission, Kinder Morgan will be able to expand the function of the Elba Island facility. Located five miles downstream from Savannah, Georgia, the LNG facility will be able to import and export liquefied natural gas, shipping the gas to free trade countries.

Local zoning dispute leads to appeal
